General terms and conditions for renting


GLOBAL IMMO ROSES, S.L. with address at Avda Nord, 57 in Roses and CIF B17839119 registered in the Girona Mercantile Register, Volume 2250, Folio 214, Page GI 37421, acts as a legal intermediary for the owners of the accommodation it sells.


The amount of the rent is that indicated in the particular conditions of the reservation confirmation or contract, where the amount of the rent is listed.


The form of payment will be 40% of the total amount at the time of booking and the balance will be paid 10 days before arrival. The day of check-in the deposit will be paid. The payment of the 40% will be made once the pre-booking has been made within a maximum period of 48 hours. The company reserves the right to cancel the pre-booking in case of not receiving the proof of payment of 40% of the total amount of the rent within this period. Once the payment has been received, the company will send you the contract corresponding to your rental. The payment of the balance of the rent can be made in the following way:

  • Bank transfer to the current account indicated in the reservation.
  • Credit card
  • Paypal

    The rental period is specified in the particular conditions of the contract.
    The keys will be handed over between 4:30 p.m. and 7:00 p.m. on the first day of the rental period. In the case that the client is totally unable to adjust to the above mentioned timetable, there will be a charge of 30.00€ and GLOBAL IMMO must be informed of the expected time of arrival so that GLOBAL IMMO staff can arrange it.
    Check out from the accommodation will take place before 10:00 a.m. at the latest, handing over the keys at the same Global Immo office wherer the check-in took place.
    In order to fix your departure time, you must pass by or call the office at the latest on the Tuesday, prior to your departure, in the afternoon.
    On your departure, please leave your accommodation, furniture and utensils in the same condition as on the day of your arrival,as well as emptying the fridg and throwing out the rubbisch and miscellaneous waste, being responsible for any damage caused (otherwise, GLOBAL IMMO will invoice the tenants for repairs or rectification of the corresponding damage).
    Also the customer must leave the freezer, defrosted. GROUPS OF YOUNG PEOPLE UNDER 25 ARE NOT ACCEPTED.


    Upon delivery of the keys, the client will deposit a deposit in favour of GLOBAL IMMO ROSES, S.L. from the amount of 250€ (depending on the property).
    At the end of the contract the deposit will be returned, after previous verification of the state of the property and deduction of replacement or repairs that are attributable to the user


    In general, our accommodations do not have the service of sheets, towels, kitchen cloths, etc, with the exception of a few properties.


    The accommodation integrated in a residents' association will be governed by its internal regulations and/or the statutes of the association. Community facilities such as swimming pools, tennis courts, etc.... are not open all year round. The opening and closing dates depend on the weather, demand, hygiene and other factors. GLOBAL IMMO is not responsible for the closure of community facilities within a community complex due to factors beyond its own management of rental intermediation. The tenants will be responsible for their security for the use of them.


    Pet: 30,00 € / reservation (Only in the apartments allowed). Pets are only allowed in those apartments marked with this optional service.
    Only 1 pet is allowed per accommodation and with a maximum weight of 16Kg. The client is obliged to declare before his stay if he comes accompanied by any pet.
    Failure to comply with any of these measures may result in a fine of 200€ in accommodations where pets are allowed and in those NOT allowed, the contract with the client may be terminated.
    The client/owner of the pet will be entirely responsible for the actions, behaviour or damage that their pet may do in the occupied accommodation.


    GLOBAL IMMO may automatically terminate the contract in the following cases:

    • The excess of occupants in an accommodation, for which GLOBAL IMMO may demand the name and identity card of each of the occupants at any time.
    • The assignment or sublease of all or part of what is the subject of this lease contract.
    • The modification of the location of the furniture of the accommodations.
    • The carrying out of any activity that is in contradiction with the municipal regulations and with the usual uses of coexistence, hygiene and public order or that prevents the normal rest of other users of the property, complex or urbanization.


    GLOBAL IMMO will not be responsible in the following cases:

    • Thefts, losses or damages that the clients can suffer during their stay in the rented accommodations.
    • The cuts of supply of big companies like electricity, water or gas.
    • The breakage of household appliances or any other device that is part of the accommodation. The tenant will notify GLOBAL IMMO and this will report to the Technical Service, but the non assistance by this service will not be a reason for compensation by GLOBAL IMMO.
    • The works that the Town Halls and other companies not belonging to GLOBAL IMMO can do in the surroundings or in the same buildings and that can affect the normal development of the client's stay.
    • Any odours from drains, siphons and ventilation pipes, caused by sea breezes, kitchen, etc. Any nuisance caused by various insects ( ants, mosquitoes, etc). Any noise and nuisance caused by third parties.


    In the case of cancellations by the client, the following rules will be followed according:

    -R.Legislative Decree 1/2007 of 16 November, which approves the revised text of the General Law for the Defence of Consumers and Users and other complementary laws.

    -R.Decree Law 11/2020 of 31 March, which adopts urgent complementary measures in the social and economic sphere to deal with COVID-19.

    -Law 22/2010, of 20 July 2010 on the Consumer Code of Catalonia.

  • If the cancellation occurs 21 days before the date of entry of the client,no rental amount wil be withheld.
  • If the cancellation occurs between 21 days and 14 days before the date of entry of the customer will be retained 30% of the total amount of rent.
  • If the cancellation occurs between 0 days and 14 days before the date of entry of the customer will be retained 40% of the total amount of rent.
  • If the cancellation occurs once the client has entered the accommodation GLOBAL IMMO will retain 100% of the total amount given by the client in this concept.
  • There will be no PASSES if the client voluntarily desists from the services before the end of his stay. In case that once the client has contracted an accommodation, it is not possible to deliver it, GLOBAL IMMO commits to deliver another accommodation of similar or superior category and in case of not being able to satisfy the client, to return the amount of money that the client has given to GLOBAL IMMO for the reservation or the rent of that property.

    All data provided through the form or e-mail, will be treated with strict confidentiality in accordance with Law 15/1999 of 13 December on Data Protection. GLOBAL IMMO ROSES, S.L. insists on its commitment to the responsible and confidential use of the data guaranteeing that it will be used in accordance with the legal requirements and that it will only be used by GLOBAL IMMO ROSES, S.L. to carry out our basic administrative and communication tasks.
